Recommendation
It is recommended that the City Council adopt a resolution approving the final parcel map for 988 El Camino Real, authorize the City Manager to execute the improvement agreement, encroachment and maintenance agreement, storm drain easement encroachment agreement, COM agreement, stormwater treatment measures maintenance agreement, authorizing the recordation of the final parcel map, the improvement agreement and all related documents.

BACKGROUND/DISCUSSION
On February 28, 2018, the City Council approved an entitlements request by Summerhill Homes ("Developer") to construct a new six-story mixed-use building with a total of 172 residential units and approximately 10,900 square feet of retail at 988 El Camino Real.

The City of South San Francisco ("City") is working extensively with the Developer to ensure that the Developer reaches the construction milestone as quickly as possible. The Developer has completed several building permit submittals and is anticipating approval of the building permit shortly. The approval of the final parcel map, improvement agreement, encroachment and maintenance agreement, and storm drain easement encroachment agreements are required for the Developer to obtain the building permit and begin vertical construction.
